As a realtor, it is your goal to generate the most interested buyers for the home seller you represent. In an ideal world, you will engender numerous offers on every single home by making sure potential buyers see what you want them to see and eliminating any distractions that could hinder their interest. Home Staging—The Three Cs

  1. Curb Appeal – First impressions are important! Focus on the curb appeal since this is the first thing a buyer sees. Make sure the landscaping is crisp, outdoor lighting is optimal for evening showings, and garbage bins are stored away.
  2. Clutter – Buyers are interested in what a home can do. Eliminate clutter in all corners of the home. We aren’t just talking about clutter on side tables—we mean everywhere! Eliminating clutter can make a room feel bigger.
    • Kitchen – Clear off counter spaces and put away extra appliances and kitchen gadgets.
    • Living Room and Bedrooms – Eliminate knickknacks, personal items, excess throw pillows, etc.
    • Storage Spaces – Even areas in a home that are traditionally hidden to guests are important. Buyers will be more impressed by closets, garages, and other storage spaces if they feel bigger and look organized.
  3. Clean – Make sure the home is clean, smells fresh, and is well lit. If the seller has pets, this detail is extra important.

 

Staging Don’ts

  1. Emotional Attachment – Sellers are often attached to their homes. Make sure you have a conversation with them and explain that the end goal is what is important. Don’t shy away from constructive criticism to get a home sparkling.
  2. Neglecting Fix-Ups – We are not recommending large renovations or overhauls, but it is important to touch up wall scuffs with paint, change burnt-out lightbulbs, or replace something broken that the seller may have neglected. Buyers do notice details.
  3. Falling for Trends – When staging, people often think they need to make a home look trendy. While that may appeal to some, hopping on the trend bandwagon can alienate other buyers. Not everyone wants rustic décor or modern furniture. When in doubt, steer toward staging a home so it is not too trendy nor too traditional.
